The Bridgeland Seller Advantage

How Long Does It Take to Sell a Home in Bridgeland?

By Christian Walsh, REALTOR® · CNE, MRP, SFR · CB&A, Realtors · Updated October 11, 2026

In April through June 2026, the median Bridgeland home that sold had been on the market 35 days. That is the middle of 253 sales, and the middle hides a lot.

This is part of The Bridgeland Seller Advantage, my series for homeowners deciding when and how to sell in Cypress. I farm Parkland Village and Lakeland Heights, so these are the numbers I look at first.

The four neighborhoods side by side

NeighborhoodHomes soldMedian sold priceMedian days on marketMedian $ per sq ft
Bridgeland (all sections)253$487,99935$195
Towne Lake53$700,00017$203
Marvida50$397,45093.5$183
Dunham Pointe27$867,00025$208
All Cypress (77429, 77433)1,019$424,55027$172

35 days is a middle, not a promise

Half of the Bridgeland homes that sold took longer than 35 days. Across all of Cypress, the median cumulative days on market, which counts a home that was taken off and relisted, was 42.

Fast and full price are different questions

34.7% of Cypress homes sold within 14 days. Only 16.6% sold within 14 days and at or above list price.

A quick sale tells you the home found a buyer. It does not tell you the seller got the price they wanted.

Marvida tells the opposite story

The median Marvida sale took 93.5 days on 50 sales at a median of $397,450, the longest clock of the four neighborhoods in the same quarter. When the clock runs long, the starting price carries more weight.

How I use this

I start every pricing conversation with sold data from the same neighborhood and price band, then work backward to a list price. The goal is a price that matches what buyers paid recently, not the number everyone hopes for.
